Developer asks for zone change

Gray--Gorrill-Palmer Consulting Engineers and Mitchell Associates have been retained by Fieldstone Associates, LLC to prepare plans and permit applications for a proposed residential subdivision located off Route 115 in Gray. The subdivision is proposed for completion in two phases, the second of which would require a zone change in order to proceed.


The parcel is 102 acres. There are forests and blueberry barrens throughout, and the land is currently zoned Rural Residential and Agricultural.

Fieldstone has an option to buy the land from the Sawyer family. Fieldstone owns two abutting parcels comprising 15 acres total and those parcels are zoned Medium Density Residential. In the first phase of the development, these 15 acres would be developed into eleven house lots, and a sketch plan has already been provided to the Planning board for their consideration.

The second phase would need a zone change for the 102 acres and it is this request that was presented to the Gray Town Council on April 14.

The request is to change the RRA/Agricultural District to Medium Density.
Only the Town Council has the authority to consider and effect a zone change. They will be considering the request at their May 24 workshop. The Council may refer the request to the Ordinance Review Committee for research. Once the request is researched and solidified, by law, the Council by law must send the request to the Planning Board to have the required public hearing. The the Council would act at a public meeting whether to OK the request.
